Good morning. Here is what we heard at EDGE: The Tech and Data Forum, hosted by Real Estate News and T3 Sixty in Dallas.

LEAD STORY

Luxury Presence homepage: the growth platform for real estate's top performers

On Oct. 29, Inman named Luxury Presence its Best Overall Proptech of the Year.

Head of Enterprise Sales Drew Wilke told us the company has over $100 million in annual recurring revenue, up from $75 million in August 2025, with the majority of revenue coming from agents and small teams.

CEO Malte Kramer, a 2026 HousingWire Vanguard, founded it in 2016 as a website studio for luxury agents. Now it is a growth platform for agents, teams and brokerages.

Wilke says the website is now a data source for AI search, and a new enrichment layer flags buying or selling signals in an agent's contacts.

I think the future of CRM is the one that contacts you, not the one that you contact.

Why it matters: Generic copy loses in AI search. "If you're saying 'I sell homes in Los Angeles,' good luck," Wilke said.

The big idea: your CRM is about to call you

For years, AI in real estate mostly meant a chatbot on a website. At EDGE, it meant software that works your database for you.

Our takeaway: AI has moved inside the CRM. It now picks who you call, writes the follow-up and answers a broker's questions in plain English.

  • Luxury Presence flags past clients who just got engaged or built up equity.

  • BoldTrail's Streams app tells agents who to call each morning.

  • Lofty and BoldTrail both opened their platforms to AI assistants like Claude and ChatGPT through MCP servers.

Why it matters: The work shifts from finding the next conversation to having it. "AI is going and pulling all these opportunities, and someone needs to answer the phone," said Lofty's Andrew Wild.

BoldTrail homepage

Kyle Schneider and Greg Hicks showed us how the app reads website visits, texts and new leads, then lines up who to contact, with one-tap call, text and email. New MCP servers open the CRM and back office to AI tools like Claude and ChatGPT at no added cost.

Why it matters: When the app runs the agent's day, brokers stop chasing logins.

Andrew Wild, VP of Growth at Lofty

VP of Growth Andrew Wild says outcomes now drive adoption. In one enterprise review, Lofty's AI found about 500 leads nobody had called in three weeks. A monthly Lofty AI index launches in mid-November.

Why it matters: Brokers who judge tech by login counts are measuring the wrong thing. "Adoption comes from those outcomes," Wild said.

BrokerBlocks homepage

Its AI, Leia, profiles each lead, then picks the channel, the tone and the content. The company says it works with about 175 teams, alongside Follow Up Boss and BoldTrail.

Why it matters: Coaches have taught personal follow-up for decades. BrokerBlocks automates it.

Virginia Real Estate Board chair Kemper Funkhouser, Spyglass Realty COO Sunny Tracey and title veteran Jay Gaskill on the gaps:

  • Vendors sell well and onboard badly. Judge them on onboarding.

  • Put must-use data, like commissions, inside the system you want adopted.

  • Title is wired into lender systems, but "tenuous at best" with brokerages.

You're responsible for everything that comes out of your AI model.
