IN PARTNERSHIP WITH REITURN

Real Estate’s Gatekeepers Just Lost

There’s a reason why so many millionaires invest in real estate. It’s one of the most time-tested asset classes in existence: U.S. home values have appreciated at an average of 4%+ annually since 19671 . But with prohibitively high minimums, the system was never designed for regular investors.

Reiturn® is changing that. And now you can own a piece of the platform making it happen.

Built by a team that managed $350M in assets across 3,600+ apartments, and delivered 45+ consecutive quarters of investor distributions, Reiturn® is modernizing how everyday people access real estate.

And while REIT investors collect dividends on someone else's terms, Reiturn® investors capture a cut of every dollar the platform earns: asset management fees, carried interest, and future funds.

This is your chance to get equity in the engine that runs the real estate. Become an early-stage Reiturn® investor before the perk window closes 8/13.

From Power Plants To Software, The Fight To Own The Whole AI Cloud

Tech Buzz Editorial Feature

Nscale's $1.6B Anyscale buy runs the same play CoreWeave used before its IPO. Nvidia's $2B in Nebius locks up the stack. Google Cloud's record quarter proves the demand. So why is the market selling?

Nscale just agreed to buy software startup Anyscale for $1.6B, and it's prepping an IPO that bankers have floated near $25B. Put those two moves together and you can see the strategy running the whole AI infrastructure boom right now. Stop renting out chips like a car park. Own the entire building, from the power at the bottom to the software at the top.

Own Every Floor

Two years ago Nscale barely existed, getting its’ start as an Australian crypto mining firm. Today it owns power supply, data centers, and compute, and with Anyscale it picks up the software layer that engineers actually use to run AI. Anyscale was built by the creators of Ray, an open-source tool that thousands of developers already rely on to train and run models across huge fleets of chips.

Think of it like a landlord who owns the electricity, the land, the building, and now the property management company too. Control every floor and you control the rent.

A Familiar Playbook

If this feels like a rerun, it is. CoreWeave bought software maker Weights & Biases for $1.7B right before it went public last year. Same shopping list, same timing. Buy the software that makes your raw compute easier to use, then sell investors a full "AI cloud" story instead of a warehouse full of GPUs.

Once two companies run the identical play it starts looking like the map everyone else follows. Lambda and Crusoe are circling the same waters.

Nvidia Holds The Keys

Nvidia put $2B into Nebius, and when the size of that stake came out, Nebius stock jumped 17% in a single day. Nvidia also backs CoreWeave. And Nscale. The company that makes the chips is quietly funding the companies that buy the chips.

For a founder, that's good news. More neoclouds means more places to rent compute and more price competition. For an investor, it's more nuanced. When one supplier seeds the whole market and then books a sale every time that market shops, demand can look bigger and healthier than it really is.

The Demand Is Actually There

None of this works without real customers, and they showed up. Google Cloud just posted record results as companies moved from testing AI to running it at scale. Alphabet lifted its 2026 capital spending outlook to as much as $205B. That's a staggering amount of money betting the same direction.

So the buildout rests on something solid. Businesses really are spending, and they need somewhere to run all of it.

So Why The Selloff

Because the balance sheets are scary. CoreWeave expects to spend $31B to $35B this year against about $6.2B of revenue over the past 12 months. Spending five times your sales works until money gets expensive or a customer flinches.

A customer flinched in July. Reports that Meta would sell off its spare AI compute knocked neocloud stocks down 12% to 15% in one stretch. CoreWeave slid to a fresh 52-week low near $60, down roughly 40% on the year. The worry is simple. If your biggest tenant becomes your competitor, what are you actually selling?

Nobody has settled that question, which is why the same stock carries a consensus price target around $138 and some bulls calling for $250.

Watch The Land And Power

Strip out the AI buzzwords and this is a land-and-power business, the kind real estate and energy people have understood for a hundred years. Nscale became a US player overnight by buying a West Virginia data center complex, mostly for its permits and power agreements, and it still needs tens of billions to build the thing out. Crusoe is sitting on a development pipeline it pegs above 40GW.

Whoever locks up cheap electricity and buildable land wins. So watch one thing above all: whether Nscale's IPO actually prices. Choosing to go public into a falling market is either real confidence or a cash need that can't wait. The share price on day one and might help investors gauge which one it is.
