Washington just floated ultra-long 50-year mortgages as Wall Street warms to crypto collateral and startups like Propy and Real Intent wire AI into closings. Across policy, banking, and tech, the real estate system is evolving fast. A new FHFA crypto initiative aims to update how wealth is measured by directing Fannie Mae and Freddie Mac to include crypto in mortgage assessments. Propy just made its first acquisition under a $100M national expansion plan. And, Real Intent is partnering with Real Scout to end the bottlenecks that slow down deals and reduce profit margins.

A 50-Year Mortgage Enters the Debate

A new idea is moving through Washington. President Trump says a 50-year mortgage could make homes more affordable for first-time buyers. The plan would stretch payments across half a century. That means smaller monthly bills but much higher total costs over time.

A $415,000 home with a 30-year loan at 6.2% costs about $2,038 per month. Over 50 years, the payment might fall to $1,800, but the total paid would climb from about $734,000 to more than $1 million. Supporters call it a creative fix for affordability, but many experts warn it could keep homeowners in debt longer and slow the pace of equity building. If the best idea for affordability is to charge buyers 25% more for houses, then we may be in trouble here.

Crypto Joins the Mortgage Conversation

The Federal Housing Finance Agency (FHFA) is also shaking things up. Director Bill Pulte has directed Fannie Mae and Freddie Mac to begin creating rules that count cryptocurrency holdings when judging mortgage risk.

About 15% of Americans own crypto. Allowing these assets to count toward loan qualification could help some buyers who are asset-rich but cash-poor. Critics in Congress say crypto’s price swings could make the housing market more fragile, but supporters argue it reflects the way personal wealth is changing.

Wall Street’s Crypto Collateral Push

JPMorgan Chase is moving in a similar direction. The bank plans to let institutional clients use Bitcoin (BTC) and Ether (ETH) as collateral for loans by the end of the year. A trusted third party will hold the pledged tokens to manage risk.

The program expands Wall Street’s use of crypto beyond trading and ETFs. While it remains limited to large clients, the policy signals a slow blending of digital assets into mainstream finance. If it works, smaller lenders could follow.

AI Targets the Closing Table

While the government and banks focus on new loan rules, tech companies are rebuilding what happens inside each transaction. Propy, an AI-powered title and escrow firm, just made its first acquisition under a $100M national expansion plan, buying Delta South Title in Alabama, which controls over 40% of its local market.

Propy’s software adds AI escrow agents, automated settlement tracking, and digital document processing. The company says these tools can cut manual work by up to 70% and speed up closings that typically take weeks. The Alabama acquisition will serve as a model for more AI-led rollups across the country.

Exclusive Data Meets Automation for Agents

On the real estate sales side, Real Intent and RealScout have teamed up to launch Listing Engine, a system that blends exclusive ZIP code intent data with automated lead nurturing. Agents using Real Intent’s 1AgentPerZip™ program get access to predictive data showing who is likely to buy or sell in their area.

RealScout’s automation then converts those leads into appointments using property alerts and home value updates. Beta results show an 8% lead-to-appointment conversion rate, which is well above the industry average. Each ZIP code is exclusive, giving agents a clear territory and stronger return on their investment.

The Bigger Picture For Real Estate

All of these changes share one goal: making real estate more accessible and efficient. The industry has long relied on paperwork and manual reviews. Now, automation and new asset classes are changing how buyers qualify, how lenders assess risk, and how transactions close.

The results are still early, but the direction is clear. Real estate is becoming faster, smarter, and more digital as the push to modernize one of the world’s slowest industries is gaining real momentum.

CoreWeave — The AI infrastructure and GPU rentals startup reported a $1.36B revenue, up 134% y-o-y, driven by significant deals with Meta and OpenAI. With a $55.6B backlog, It is a key player in the AI market, despite client dependency risks .

Propy — The real estate technology company acquired Delta South Title Inc. in Alabama, marking its first move in a $100M AI expansion. This acquisition aims to integrate AI and smart contracts, automating and transforming regional title firms.

Ledger — The NYC-based crypto hardware wallet company is eyeing an IPO or fundraise in 2025 due to rising demand. It secures around $100B in bitcoin, while facing competition and security challenges amidst increasing theft and assaults.
